General Home Policy Overview
We are dedicated to maintaining the peace and tranquility of our lovely neighborhood. We have a ZERO tolerance policy for any and all rental agreement and local ordinance violations.
My home is NOT a PARTY HOUSE!
- No smoking of any type anywhere on the property (indoors or outdoors).
- Quiet hours are 9pm until 8am, in accordance with Sonoma County Ordinance.
- No one, other than registered guests, may be on the property, inside or outdoors, at any time, for any duration of time.
Children
Children are welcome, but my home is NOT-child-proofed. My home has many glass tables, several non-securable staircases, and sharp edges. For their safety, children guests must be within visual supervision at all times.
Pets
We allow up to 2 well-behaved house-broken dogs of all breeds (from the same household). They will be welcomed with plenty of treats and supplies to spoil them during their stay. Other pets may be approved on a case-by-case assessment. Let's discuss!

Rates
- Base *Guest Rate per night is for up to FOUR guests as listed on VRBO for your specific dates.
- Minimimum 3 night booking requirement, 4 night on most holidays, other minimums may apply. Please check the Vrbo calendar or email us.
- Additional guest fee (for each of guests 5, 6, 7, 8, 9... ) is $50 per night for the total number of nights for the entire booking. There is no pro-rating.
- Guests of any age count toward the Guest Rates/Fees.
- Maximum Occupancy is 8 persons over the age of 3yrs old.
(All guests must be paid members of the reservation)
Fees
- $195 Cleaning fee.
- $75 Administrative fee.
- $50 Additional Guest fee nightly, for every guest over the 4th, applied to the duration of the booking. No pro-rations.
- $85 Kayak and accessories fee, per each rented for reservation duration. Must sign HHA. Must give 72 hours notice.

Pet Fees
- Pet fee for the 1st pet is $75 per night for the total number of nights in the booking.

- S.C. T.O.T. as listed on VRBO per stay.
- $2500 refundable deposit so long as there are no rental agreement violations, rule violations, County ordinance violations, neighborhood complaints, or damage/breakage to the home. Please refer to the Rental Agreement for more details.
Timeframes
- Arrival time is after 4pm on the day of arrival.
- Departure time is 10am on the day of departure.
Reservation Policy
- Reservations must be made by a responsible adult of at least 25yrs of age.
- Full amount due at initial booking to hold the reservation.
- Valid Government Idenitification verification will be required.
Cancellation Policy
A $75 administration fee for cancellation applies at any time. Cancellations with MORE than 60 days notice will receive a full refund. Cancellations with MORE than 31 days but less than 60 days notice will receive a %50 refund. Cancellations with less than 30 days notice will receive no refund.
Method of Payment
Credit card, PayPal, Venmo, Applepay or personal check.
5% fee for payment by credit card or paypal. Absolutely no THIRD-PARTY or COMPANY checks.Location
Located in the heart of Healdsburg Wine Country on Fitch Mountain. A detailed email with my home's adress and a informative Arrival Packet will be sent upon full payment and completion of our Rental Agreeement process.
